4000 Margaret Apartments

BEAUFORT, SC

4000 Margaret is a 312-unit community comprised of eleven garden-style buildings and eight townhouse buildings, plus a clubhouse and amenities, for developer Homes Urban. The project is situated on forested acres in the growing city of Beaufort, SC. OMNI assisted the Owner with construction budgeting, contractor solicitation and selection, design team coordination, municipal coordination, owner’s representation and project oversight, and managing other third-party vendors, such as A/V, low voltage, interior design, and the like. The project is anticipated to be completed in December 2024.

Home Telecom Building #4 Renovation

MONCKS CORNER, SC

Repeat customer Home Telecom hired OMNI to manage renovations of a newly acquired office building on the former Berkley Electric Cooperative campus in Moncks Corner, SC. The project consisted of demolition to bare structure, and a complete interior rebuild to consolidate Home Telecom’s Business Sales, Call Center, and Technical Support staff. The upfit consisted of individual offices, open coworking spaces, meeting rooms, outdoor amenity areas, fitness and wellness rooms, and a break room, plus a general exterior upfit. OMNI assisted the Owner with construction budgeting, design team coordination, construction project oversight, and management of third party vendors.

The Refinery

CHARLESTON, SC

The Refinery is a 3-Story, 42,000 square-foot mixed-use commercial office building, owned by Flyway Development and a Mountain Shore Properties affiliate. The building consists of 37,000 SF of Office space, 1,200 SF of Retail space, and 3,800 SF of Restaurant space. The project sits on a 4-acre site on upper Meeting Street in Charleston, SC. Site amenities consist of outdoor dining space, 3,400 SF of balcony amenity space, and an outdoor amphitheater. OMNI assisted the Owner with construction budgeting, contractor and subcontractor management, design team coordination, municipal coordination, construction project oversight, and managing other 3rd party vendors. OMNI also assisted with several interior upfits in the building. This project was completed in January 2021.

Retina Consultants Medical Office Building

Retina Consultants hired OMNI to lead its development team in building a 14,484 square foot Class-A multi-tenant medical office building which includes 7,242 square feet of upfit space for Retina and its Clinical Trials team. Retina’s vision for the building was to bring diverse medical and research services to the beautiful and historic Beaufort community. OMNI assisted the Owner/Occupant with construction budgeting, contractor solicitation and selection, design team coordination, construction management, owner furnishings, and leasing strategy. The project was completed in June 2020.

Home Telecom @ Nexton

Home Telecom

SUMMERVILLE, SC

Home Telecom of Moncks Corner, SC, trusted OMNI when it came time to develop its new 20,000 square foot office building in the burgeoning Nexton development in Summerville, SC. Home Telecom occupies approximately 25% of the shell square footage with a customer service and technical services center, which was part of the initial build. After completion of the initial shell and office space, OMNI was retained to assist in completion with all interior upfits in the building, including a lawyer, a lender, a real estate agency, and a 10,000 square foot creative workspace – “Concept @ Nexton”. Modern design and tastefully appointed, the building guarantees to be a positive addition to commercial scene within Nexton.
