Central Virginia-focused affordable housing developer Piedmont Housing Alliance (PHA) retained OMNI to provide construction oversight and management of the first phase redevelopment of the property formerly known as Friendship Court, and now Kindlewood. Kindlewood is a 4-phase project that sets a national example of how resident-led design can lead to better outcomes for all stakeholders. PHA and Kindlewood’s Advisory Committee have painstakingly designed the full project to provide zero resident displacement during the full replacement of, and addition to, the existing housing stock. Phase 1 consisted of thirty-five townhomes across two buildings, seventy-one apartment-style flats within a podium-style structure, underground parking facilities, community space, and a leasing and management office. The phased turnover began in the Summer of 2023, concluding just in time for Christmas of 2023.
