Hickory Hope Apartments at Southwood

ALBEMARLE COUNTY, VA

Hickory Hope Apartments at Southwood provide 121 affordable housing units, divided between 3 unique buildings for valued client Piedmont Housing Alliance. The project is situated in and included as a part of the larger Southwood Community redevelopment, which exemplifies zero displacement for current residents during construction. Hickory Hope features two fitness rooms, community rooms, a daycare, leasing office, and free public and private Wi-Fi for residents. The project was designed and is currently constructed to achieve Enterprise Green Communities and DOE Zero Energy Ready sustainability certifications. OMNI is thrilled to continue the partnership with Piedmont Housing Alliance, BRW Architects, Timmons Group, and Purcell Construction to see these buildings take life, with an anticipated completion in summer of 2025.

Kindlewood / Friendship Court Redevelopment: Phase 1

CHARLOTTESVILLE, VA

Central Virginia-focused affordable housing developer Piedmont Housing Alliance (PHA) retained OMNI to provide construction oversight and management of the first phase redevelopment of the property formerly known as Friendship Court, and now Kindlewood. Kindlewood is a 4-phase project that sets a national example of how resident-led design can lead to better outcomes for all stakeholders. PHA and Kindlewood’s Advisory Committee have painstakingly designed the full project to provide zero resident displacement during the full replacement of, and addition to, the existing housing stock. Phase 1 consisted of thirty-five townhomes across two buildings, seventy-one apartment-style flats within a podium-style structure, underground parking facilities, community space, and a leasing and management office. The phased turnover began in the Summer of 2023, concluding just in time for Christmas of 2023. OMNI is proud to be partners with PHA, Virginia Housing, Grimm + Parker Architects, Timmons Group, Harkins Builders, Tiger Solar, and many others to deliver this change-making project, and we look forward to future phases yet to come.

Fluvanna Industrial Build-to-Suit

TROY, VA

OMNI assisted local industrial property owner Clovelly with the design, entitlement, and construction management of a 52,500 SF tilt-wall industrial building for a national storage tenant. OMNI’s industrial experience, paired with design-builder Mathers Construction Team, delivered Owner and Tenant a best-in-class property, tailored to the tenant’s unique requirements, within both the budget and time frame mandated by the lease. The project was completed in the Spring of 2023.

Camptown

LEEDS, NY

Camptown is a masterful renovation to a formerly family-run resort, nestled in Rip Van Winkle’s Catskill Mountains. Set about 25 acres in Leeds, NY, Camptown consists of 26 unique cabins, 24 hotel rooms, and an award-winning restaurant, Casa Susanna. In collaboration with local designers and contractors, long-standing client Mountain Shore Properties cast its unique, quaint, clean vision onto the beautiful property. Within a short drive are fantastic hiking trails, Catskill Mountain ski resorts, and all the natural beauty of the Hudson Valley region. OMNI is honored to have participated in the project, and proud of the acclimation and press Camptown’s staff and partners have generated in the region.

The Learning Experience

MT. PLEASANT, SC

The Learning Experience is a 10,000 square-foot childcare facility that was a part of OMNI’s broader, multi-building development work with Charleston ENT in the high growth area Carolina Park community of north Mount Pleasant, SC. OMNI’s primary responsibility in addition to our normal “make it happen” project execution role was to engage, assist, and directly manage the TLE’s building program. This included detailed engagement with their corporate development team and fluid design initiatives, which are critical to keep TLE’s facilities state-of-the art. OMNI assisted the Owner with tenant coordination and negotiation, construction budgeting, contractor and subcontractor management, design team coordination, municipal coordination, construction project oversight, and managing other 3rd party vendors.

Riverport Commerce

HARDEEVILLE, SC

The Riverport Commerce Park is located in Hardeeville, SC. With close proximity to I-95 and the Port of Savannah, Riverport provides a tax incentivized solution for distribution and manufacturing companies within the coastal South Carolina and Georgia regions. OMNI’s involvement at Riverport began in 2019 with repeat client North Signal Capital. Riverport Commerce is comprised of ten (10) buildings totaling 4.26M square feet with 2.6M square feet built. OMNI’s role in the project is to help monitor all aspects of building and site design, budgeting, scheduling, construction management, tenant engagement to determine spatial feasibility, tenant budgeting, and tenant upfit construction management. The 5-year track record of success is indicative of OMNI’s mission to provide valuable service to our clients and project partners.

Port City Centre

JEDBURG, SC

The Port City Centre is an industrial campus acquired by an OMNI valued client and ally in 2019. The property included an existing 52,000 square-foot industrial shell building in addition to the +/- 90-acres of developable land. OMNI used its local resources to assist with the extensive due diligence required prior to acquisition, plus full oversight and management of the shell building upfit. OMNI coordinated with the tenant (an importer of rare hardwood lumber, which is then transformed into marine parts and other finished goods). Using its industrial expertise, OMNI assisted the client with the design, entitlement, and infrastructure planning and implementation required as a condition to the sale of the remaining developable land.

McQueen Distribution Center

SUMMERVILLE, SC

The McQueen Distribution Center is a 110,000 square-foot Class-A industrial building completed in late-2023. The project was only a conceptual idea when OMNI was engaged during the Developer’s due diligence. With OMNI’s industrial expertise and knowledge of Lowcountry soil challenges, plus trusted local resources, OMNI secured savings for the Owner in excess of $250,000. Beginning by direct management of the sitework scope, followed by a highly competitive General Contractor design-build bid process that was based on OMN’s knowledge of efficient yet effective building design, we delivered a project that is highly attractive on an end-user/tenant basis, and was completed ahead of schedule. Fast-track yet budget conscious abilities ultimately saw the project savings accrue back to the project for use in tenant improvements and future upfits. OMNI completely managed the project as the Owner’s right hand, including conceptual and final project budgeting, contractor management, design team coordination, municipal coordination, construction project oversight, and managing 3rd party vendors. OMNI assisted with the three (3) interior upfits inside the building, including one specifically tailored to the Owner’s furniture leasing and logistics business. OMNI is very proud of the success of this “soup to nuts” project, which would not happen without professional and trusted team members.
