Angel Oak Preserve

JOHNS ISLAND, SC

The Angel Oak Preserve project is a multi-stakeholder initiative to sustain the health and prosperity of the iconic Angel Oak Tree. The Tree has been a monument of beauty and strength of the Lowcountry for hundreds of years. Angel Oak Preserve is a 44-acre tract on historic Johns Island, SC. The City of Charleston owns and maintains the current park and the Lowcountry Land Trust owns the acreage surrounding the park. Retained by the non-profit Lowcountry Land Trust (LLT), OMNI’s primary role is to champion the coordination efforts and goals of all the stakeholders (LLT, City of Charleston, State of South Carolina, and many others), and to ensure that the overall goals of the project are implemented within the project budget and a realistic timeframe. OMNI is assisting in organizing a team of multiple design professionals, including: site/civil, landscape, architectural, structural, MEP/FP, and interpretive signage/wayfinding. LLT’s efforts to keep property surrounding the Angel Oak undeveloped presents challenges considering the growth pressure in Charleston; however, the Preserve has received a historical preservation designation and easement, which will make the new park a more satisfying and engaging way to enjoy the tranquility of the tree and its surrounding landscape. The project will consist of a Welcome Center, Security and Entry Kiosks, maintenance and support structures, an improved entrance, miles of walking trails and boardwalks, and state-of-the art interpretive signage and interactive displays. Project completion is targeted for the Summer of 2026.

Hotel Genevieve

LOUISVILLE, KY

Hotel Genevieve was completed just in time for the Kentucky Derby in 2023, and is the newest addition to valued client Mountain Shore Properties stable of Class-A hospitality assets. Hotel Genevieve is a 122-room, 6-story hotel in Louisville’s thriving Nulu neighborhood. The project was a partnership with acclaimed distillery Rabbit Hole, widely acclaimed hotel brand Bunkhouse Group, LLW Architects, McMurry Construction, and Rohe Interiors. Four unique food and beverage outlets are spread throughout the building, and an entirely custom complement of art and décor grace the grand public spaces and rich, comfortable guestrooms. OMNI is excited to watch Genevieve’s star continue to rise over Louisville.

Lowcountry Land Trust-Ashem Office Building

CHARLESTON, SC

Lowcountry Land Trust, a non-profit conservation organization based in Charleston, trusted OMNI to assist with development and project management of its new 7,000 square foot office building in Charleston. The 4-acre tract, originally part of the Ashem Farm adjacent to Charlestowne Landing, involves an environmentally responsible design that reduces storm water run-off, minimizes tree removal and maximizes canopy preservation, and incorporates numerous other environmentally sensitive outdoor building techniques and materials. The Ashem Office Building embodies sustainable building practices utilizing a mass-timber frame structure, reclaimed brick, and wood components that fit naturally in the existing landscape. The project includes a lovely 1,200 square foot event space, complete with a catering kitchen to host meetings and events, plus the Lowcountry Land Trust HQ.

4000 Margaret Apartments

BEAUFORT, SC

4000 Margaret is a 312-unit community comprised of eleven garden-style buildings and eight townhouse buildings, plus a clubhouse and amenities, for developer Homes Urban. The project is situated on forested acres in the growing city of Beaufort, SC. OMNI assisted the Owner with construction budgeting, contractor solicitation and selection, design team coordination, municipal coordination, owner’s representation and project oversight, and managing other third-party vendors, such as A/V, low voltage, interior design, and the like. The project is anticipated to be completed in December 2024.

Home Telecom Building #4 Renovation

MONCKS CORNER, SC

Repeat customer Home Telecom hired OMNI to manage renovations of a newly acquired office building on the former Berkley Electric Cooperative campus in Moncks Corner, SC. The project consisted of demolition to bare structure, and a complete interior rebuild to consolidate Home Telecom’s Business Sales, Call Center, and Technical Support staff. The upfit consisted of individual offices, open coworking spaces, meeting rooms, outdoor amenity areas, fitness and wellness rooms, and a break room, plus a general exterior upfit. OMNI assisted the Owner with construction budgeting, design team coordination, construction project oversight, and management of third party vendors.

The Refinery

CHARLESTON, SC

The Refinery is a 3-Story, 42,000 square-foot mixed-use commercial office building, owned by Flyway Development and a Mountain Shore Properties affiliate. The building consists of 37,000 SF of Office space, 1,200 SF of Retail space, and 3,800 SF of Restaurant space. The project sits on a 4-acre site on upper Meeting Street in Charleston, SC. Site amenities consist of outdoor dining space, 3,400 SF of balcony amenity space, and an outdoor amphitheater. OMNI assisted the Owner with construction budgeting, contractor and subcontractor management, design team coordination, municipal coordination, construction project oversight, and managing other 3rd party vendors. OMNI also assisted with several interior upfits in the building. This project was completed in January 2021.

Murphy’s Farm Apartments

MORGANTON, NC

Murphy’s Farm is a 240-unit apartment community compromised of eight 3-story Garden-Style buildings, clubhouse, and amenities for developer Homes Urban. Murphy’s Farm is situated on the 26-acre site of a former State farm owned by the State of North Carolina and Western Piedmont Community College. The project includes the adaptation of an existing silo barn into a Class-A Clubhouse and Leasing Office. OMNI is assisting Homes Urban with construction budgeting, contractor solicitation and selection, design team coordination, municipal coordination, Owner’s representation and project oversight, and related furnishings and vendor management. This project was completed in late 2022.

Selene at Saybrook

MYRTLE BEACH, SC

Valued client Proffitt Dixon Partners retained OMNI in early 2022 to assist with pre-construction budgeting, contracting and planning for its new project in Myrtle Beach, Selene at Saybrook. The luxury apartment community offers coastal living and convenience with high class amenities. Each residence at Selene features modern finishes, spacious layouts, and luxurious touches. OMNI’s role with Proffitt Dixon consists of preconstruction planning and budgeting efforts, construction oversight and management, design team coordination, municipal coordination, solicitation and management of other third-party vendors. The Club, Amenities, and first units were delivered in early 2024, with full completion in Q-4 of 2024. OMNI is proud to be working again with the proven team of Proffitt Dixon, Creative Builders, and multiple other vendors, to continue to deliver Class-A properties throughout the Carolinas.
