BLUFFTON, SC

Charleston ENTA, a repeat client, selected OMNI to assist with the multi-phased approach to relocating their existing facility located in a thriving Bluffton, SC medical market sector. These upgrades incorporated a move from across the street out of leased space into their new, state-of-the art, multi-purpose building consisting of a 12,932 square foot shell broken down into 5,512 square feet of Class-A medical office space that Charleston ENTA operates out of including a 7,420 square foot Ambulator Surgery Center (ASC) that was constructed immediately after the clinic was occupied.  The efficiency that OMNI created limited any down time at the clinic space but also helped deliver the ASC sooner than expected via the direct purchase and early procurement of a project specific generator when logistical uncertainty of most large electrical equipment was very volatile. OMNI assisted the Owner with construction budgeting, contractor solicitation and selection, design team coordination, construction management, owner furnishings, and occupancy strategy. The project was completed in late 2023.

NASHVILLE, TN

Mountain Shore Properties hired OMNI to assist with final entitlements, construction and land development permitting, contract negotiation, construction observation, and to lead the procurement, coordination, and installation of all Furniture, Fixtures, and Equipment (FF&E) items on project. Located in the thriving SoBro district of Downtown Nashville, the project was successfully completed in early 2020, and then sold to a large hospitality investment firm. The project consists of 217 suites, underground and elevated parking structures, and commercial rental space, spread about 220,000 gross square feet.

FUQUAY-VARINA, NC

OMNI assisted Proffitt Dixon Partners, a JV development partner for Academy Village Land Co., in the development of Academy Village, a mixed-use development in Fuquay-Varina, NC. The project sits on a 40-acres site with 18-acres dedicated to commercial/retail, 18-acres dedicated to residential, and 4-acres dedicated to civic/community space. The project consists of demo/clearing/grubbing, mass grading, water/sewer/storm infrastructure, utility relocations, new private and public roadways, DOT road improvements and signals. OMNI is assisting the Owner with construction budgeting and scheduling, design team coordination, municipal coordination, contractor solicitation and contract negations, utility coordination, and construction project oversight. Project is anticipated to be completed in Q3 of 2026. 

ALBEMARLE COUNTY, VA

Hickory Hope Apartments at Southwood delivered 121 affordable housing units, divided between 3 unique buildings, for valued client Piedmont Housing Alliance. The project is situated in and included as a part of the larger Southwood Community redevelopment, which exemplifies zero displacement for current residents during construction. Hickory Hope features two fitness rooms, community rooms, an early childhood learning center, leasing office, solar net metering, and community-wide public and private Wi-Fi for residents. The project achieved Enterprise Green Communities and DOE Zero Energy Ready Homes sustainability certifications. OMNI is proud of the partnership with Piedmont Housing Alliance, Virginia Housing, BRW Architects, Timmons Group, Tiger Solar, and Purcell Construction that completed this project in the summer of 2025. 

CHARLOTTESVILLE, VA

The Phase 2 Friendship Court Redevelopment, now Kindlewood, is a 100-unit affordable housing community comprised of 54-unit apartment style flats within a podium-style structure, underground parking facilities, 46 townhomes across three buildings, a community resource center inclusive of community gathering space, an early childhood learning center, a resiliency space for extended power outages, powered by solar-fueled backup battery systems, and Piedmont Housing Alliance’s future headquarters. A new park within the community will be dedicated to the City upon completion of Phase 3. Like Phase 1, this project maintains zero resident displacement during the redevelopment, with design and development efforts led by PHA and Kindlewood’s Resident Advisory Committee. The Friendship Court Phase 2 Redevelopment is designed and constructed to achieve Enterprise Green Communities and DOE Zero Energy Ready Homes, while also providing resident benefits of public and private Wi-Fi, solar net metering, EV charging capability, an Early Childhood Learning Center and various community activity spaces. OMNI is grateful to continue the partnership with PHA, Virginia Housing, Grimm + Parker Architects, Timmons Group, KBS, Tiger Solar, and many others to deliver this project in the fall of 2026.

Phase 2 of the South First Street Redevelopment provides 113-units and a stand-alone Community Center. Given the residential fabric of this near-urban community, the project’s design is spread across a Community Center plus seventeen residential buildings:  51 townhomes in eight buildings, and 62 apartment-style flats in nine buildings. Pleased to again partner with the Charlottesville Redevelopment and Housing Authority, Affordable Housing Group, LLC, and VCDC, South First Street Phase 2 aims to achieve National Green Building Standards, DOE Zero Energy Ready Homes, and Energy Star, with design and development efforts led by the South First Street Resident Planners. The density of buildings (being constructed by two general contractor partners), myriad new public and private utilities, phased construction sequencing imposed by very close proximity to an active watershed, and active participation by numerous stakeholders all contribute to a complex project environment that OMNI is thrilled to be a part of. We are grateful for our partnership with CRHA, AHG, VCDC, PHAR, Red Light Management, Riverbend Development, Virginia Housing, BRW Architects, UrbanCore Construction, Collins Engineering, Atar Design Group, Greenwood Homes, Tiger Solar, and many others. Phase 2 has an anticipated completion in early 2027.

OMNI is pleased to partner with the Charlottesville Redevelopment and Housing Authority, Affordable Housing Group, LLC, and VCDC to deliver Phase 1 of the Sixth Street SE Redevelopment, a 47-unit podium-style structure, with units and community space above underground parking. This redevelopment features a fitness room, community activity and gathering spaces, business center, leasing office, medical clinic space, solar net metering, and community-wide public and private Wi-Fi for residents. The project is another example of Resident-Led Design, and is designed to achieve Enterprise Green Communities, DOE Zero Energy Ready Homes, and Energy Star sustainability certifications.
