RIDGEVILLE, SC

VS Motor Company Limited, of India, hired OMNI to assist with design coordination, Design-Build Contractor selection, project management, and coordination of Owner-furnished equipment, fixtures, and furnishings for its 240,000 square foot aluminum die cast automotive parts manufacturing facility. Located on over 50 acres, the shell building was completed in late 2018 followed by an extensive manufacturing equipment procurement and installation scope that was coordinated and installed as their production needs were getting defined with the ever changing market demands which created immense challenges while working inside of a completed building.

Northpointe Building B & Expeditors Tenant Improvement

HANAHAN, SC

The Development Team retained OMNI to assist with building and site design coordination, building component selections, and construction management for a 250,000 square foot speculative building in the North Pointe Commerce Park. The project consists of land development of 16.4 acres, including all utilities, parking, and truck dock area, plus construction of a Class “A” tilt-up concrete warehouse with integral speculative office space on a fast-track schedule. OMNI also coordinated the preconstruction and design efforts as well as managed the construction of the tenant improvement work for Expeditors Logistics who now operates in a state of the art 25,000 square foot office and occupy the entire building with full-service dock equipment and high-bay racking.

400 Meeting Street – Student Renovations and Amenity Additions

CHARLESTON, SC

South City Partners teamed up with OMNI in April of 2017 to plan and execute a turn key renovation of 40 high-end student housing apartments. The initial project consisted of repurposing all interior finishes in the 5-year-old property over a span of 10 weeks, all while the students were still on premises. Phase 2 of the project involved the renovation of two amenity spaces, and a new leasing office. Phase 3 involves the planning and construction of a new Pool Deck, elevated over 18 existing parking spaces, while maintaining quality of life for the residents.

WEST NASHVILLE, TN

OMNI was hired by the Project Developer to assist in the overall project management in this adaptive reuse of 70,000 square feet +/- of former Bruce Hardwood’s manufacturing space in West Nashville’s Nations neighborhood. The project included a nearly complete interior gut of the 1950’s-era building, including nearly 50% of the deteriorated wood floor system and a large majority of the roof framing and decking. The building features bow trusses that span approximately 137 feet and creates a magnificent space. In addition to the fantastic reuse of the original tongue and groove hardwood floors (milled on site), the exterior site work and landscaping create a pristine and fantastic environment that will be a centerpiece of the Nations neighborhood for years to come.
